Master Developer Delivery in Action – Mowbray Development

We are delighted to announce that Natta has won 2 new contracts at the Mowbray Development in North Horsham. These comprise the Bailey Road Extension Scheme and the build of the Mowbray Community Centre. Here, Natta is working as the main contractor for Master Developer, Legal and General. The Community Centre project will see us undertake the full design and build of an 8,000 sq. ft, purpose-built facility that will serve as a central hub for the growing local community.

Mowbray Community Centre

The works comprise the construction of a new-build community facility designed to support a wide range of recreational and social activities. The development includes a main sports hall with associated changing facilities, a secondary multi-purpose hall, a library area, social breakout spaces, kitchen facilities, and administrative/support offices.

Externally, the building has been designed to achieve a contemporary yet rustic appearance through the use of Dakota brickwork as the primary façade material, complemented by fibre-reinforced cement weatherboarding to the front entrance gable ends and dormer roof elements.

Bailey Road Extension

Over at Bailey Road, the project will deliver approximately 400 metres of a new S38 road extension, forming a key piece of local infrastructure. Extensive bulk earthworks will be undertaken, including the relocation of existing stockpiles and the backfilling of an on-site pond to prepare the ground for development. In addition, an off-line bus turning circle will be introduced to improve public transport accessibility and operational efficiency.

A major engineering component of the scheme is the construction of two large precast concrete (PCC) box culverts, designed to manage water flow and improve resilience across the site. Sustainable drainage is further enhanced through the creation of two new SuDS basins, helping to control runoff while supporting environmental goals. The scheme also prioritises active travel, with the addition of a new footway and cycleway link to better connect the surrounding area. The project will be completed with a programme of landscaping and planting, ensuring the development integrates thoughtfully with its environment. We are proud to play a key role in bringing this important development to life.

Previous work at North Horsham for Legal & General

Natta delivered the essential infrastructure for the North Horsham development. Our work included extensive Section 278 highway improvements, with the standout elements being the construction of a major roundabout and significant upgrades to the junction at Rusper Road and the A264. In addition to the highway upgrades, a major feature of this project was the installation of a 52-metre Vierendeel-style footbridge. These enhancements played a vital role in the primary access corridor, improving connectivity to and from the large-scale development site. We were also appointed to undertake the East-West Greenspace. This included the creation of a significant area of public open space, designed to include play parks, paths, pedestrian bridges, open watercourses and hard and soft landscaping.
