Airport Road, Bristol – Modular Housing
OVERVIEW
Natta was awarded the groundworks contract for a modular housing scheme in Bristol by BoKlok UK. Additionally, the development comprised a total of 77 houses and 128 apartments, delivered on a brownfield site, forming an important residential regeneration project within the area.
This scheme marked a significant milestone as it was the first modular housing project delivered by BoKlok, a joint venture between Skanska and IKEA. As such, the project required a high level of technical precision, programme certainty, and collaborative working to ensure successful integration between the groundworks and the modular superstructure.
SCOPE OF WORKS
Natta undertook a comprehensive scope of works, including site remediation, bulk earthworks, road construction, drainage installation, and foundations. Specifically, the foundation solutions comprised a mixture of piled foundations and mass strip fill foundations, carefully selected to suit ground conditions and to meet the specific requirements of the modular construction system. The project also included a bridge, retaining walls and a box culvert.
This project presented a perfect opportunity for us to showcase our high standard of workmanship, ensuring a seamless interface with the modular units. The programme delivery was key for the installation of the units, and we were confident that our focus enabled us to deliver on time to the exacting tolerance levels required. This united approach supported the successful delivery of BoKlok’s first modular housing scheme and helped establish effective processes for future projects.
Overall, the scheme demonstrates Natta’s capability in delivering complex groundworks packages for modular housing developments, combining technical expertise, quality workmanship, and programme certainty to support innovative construction methods.
